Wholesale real estate investing is about speed as much as anything. You may have only a few days or a week to find an investor once you have a signed contract, and the investor needs a property that sells fast to avoid holding costs. Wholesaling real estate is truly a no money, no credit, and no risk way of investing in real estate. Being a real estate wholesaler is kind of like being a real estate middleman. Wholesaling real estate is about being in the right place at the right time, and taking advantage of the deals that you do find. Wholesale houses often come to you very quickly, so be ready to buy wholesale homes with no delay.

Wholesaling real estate is a great thing; you do not take the ownership of that property. Take the property under your contract, and assign the contract to any other buyer, who will close on the property in your place. Wholesaling real estate is fun, and the money is quick. Investors who are flipping houses at this level can typically sell properties between 45-60% of its value. This is because they buy in large volume, in order to get such super discounts.
